How we work

A modern way of selling

1. Intake call

We discuss your situation, your goals, and answer any questions, so you know exactly what to expect before committing to anything.

2. Free property valuation

Get an initial estimate of your home’s value, based on comparable properties in your area. No strings attached.

3. Home visit & strategy

We visit your property in person and afterwards we will provide a proposed sales price and strategy.

4. Sign the agreement

Once you’re happy with the plan, we formalise our fixed-fee agreement. Transparent pricing, no surprises.

5. Legal check

You provide us with all relevant documents so we can do a legal check to avoid surprises later in the process.

6. Preparation

We help you get your home viewing-ready (styling advice, optional styling add-on) and arrange professional photography and floor plans.

7. Listing goes live

Your property is published on Idealista and our website, and we open the calendar for viewings.

8. Viewings

Depending on the package you choose, you will do the viewings yourself. Or we handle all viewings on your behalf, so you don’t have to be available or present.

9. Offers & negotiation

We present and discuss offers with you, and negotiate on your behalf to get the best outcome.

10. Purchase agreement

We draft the purchase agreement (“Arras”) and make sure you understand every clause before signing.

11. Notary

We accompany you to the notary for the final signing, with translation support available if needed.

How long does the selling process usually take?

It depends on the property and the market, but most sales take a few months from listing to closing. We’ll give you a realistic estimate once we’ve seen your property.

Do I need to be in Spain during the process?

No. Many of our clients live abroad. We can handle viewings, paperwork, and communication remotely. And only your presence (or a power of attorney) is needed for the final signing.

What documents do I need to prepare?

This depends on your situation, but usually includes your property title deed (escritura), energy certificate, and proof of no outstanding debts. We’ll give you a clear checklist at the start.

Will I deal with one contact person throughout?

Yes. You’ll have direct contact with us from the first conversation to the final signing. No call centre, no handovers between departments. You will be assigned a real estate agent who normally is your contact person throughout the process.

What happens after I accept an offer?

We handle the paperwork, coordinate with the notary, and guide you through each step until the sale is completed. Keeping you informed along the way.

Can you help if I don’t speak Spanish?

Yes. We guide you in Dutch, English, or Spanish, whichever you’re most comfortable with. So nothing gets lost in translation. Contact us for more information.
